RHD Property Inc. works on behalf of loan servicers and investors through its national subcontractor network to keep vacant or newly acquired properties secure, safe and well-maintained inside and out. Property Preservation Services

The Property Preservation Specialists will be tasked on many occasions to enter locked properties. In most cases these properties will be vacant. But in some cases the properties that have been identified previously as vacant are actually occupied. This raises significant safety and legal issues as well as increased liability for both the client and the Property.

Exterior inspections are a great resource to assist in the gathering of property to verify the occupancy status, determine the exterior condition of the property, and RHD Property Inc., is a turnkey resource for multiple aspects of default property preservation.
​​Interior inspections occur after an initial secure has taken place at the property. It reduces the severity and cost of damages hidden inside a property. RHD Property Inc., is a turnkey resource for multiple aspects of default property preservation.

The flooring professionals in our network specialize in all types of flooring projects such as hardwood, laminate, carpet, tile, and many other home renovation and home improvement projects. No project is too big or too small for our network of flooring specialists.

Once an inspection determines that a property is vacant, RHD Property Inc. takes steps to protect it. A contractor will secure the property and perform a lock change according to investor or insurer guidelines. If the property is pre-foreclosure the lock will be changed on a secondary door when possible. Post-foreclosure, all locks will be changed.
During both pre and post-foreclosure securing, properties receive regular inspections to identify damages and debris. In cold climates, plumbing will be winterized. All results are documented with photos and written reports, then submitted to the client.

After debris is removed, the house receives a complete cleaning. The contractor follows a detailed checklist that includes: mopping all hard-surface floors and vacuuming carpets; wiping all baseboards, light switches and outlet covers; wiping vents and ducts and removing cobwebs; cleaning sinks and toilets; wiping kitchen and bathroom counters, cabinets and drawers; removal of dirty, non-washable window covers.

Maid Service Monthly Marketability Checks

REO properties need to be cleaned regularly, just as occupied homes do. The regular traffic of real estate agents, prospective buyers, contractors and others requires that properties be spruced up regularly to keep the house free from dust, debris and cobwebs. Many clients request monthly marketability checks to keep properties clean and attractive. Contractors receive a detailed checklist of tasks to perform, which includes: mopping hard-surface floors and vacuuming carpet; wiping down baseboards, light fixtures, switches, outlet covers, air ducts and vents; cleaning sinks and toilets, wiping down bathroom and kitchen counters, cabinets and drawers. Air fresheners are placed in key areas of the home to reduce the potential of foul odors. In addition, non-working light-bulbs and batteries to CO and smoke detectors are replaced as needed. Contractors are required to carry the equipment they need to adequately perform all tasks, regardless of whether the property has utility service.

Interior and exterior debris that creates a potential health, safety or infestation risk, or that may result in a code violation, is routinely removed from properties, both pre- and post-foreclosure. Once a property has gone through foreclosure, all debris inside and out, hazardous and non-hazardous will be removed. Interior debris is removed per investor guidelines, and exterior debris is taken to a licensed dumping facility. Personal items left in the property remain until clients provide specific instructions or a personal property eviction is ordered, generally once the property has moved through foreclosure.

Whether a vacant property is in pre- or post-foreclosure status, it must be well-maintained so that it does not detract from the neighborhood, create a public nuisance, or draw a code violation. RHD contractors follow FHA regulations, generally cutting grass every two weeks in season, beginning in April in most states. Shrubs are trimmed once per season, and more frequently at the client’s request. All lawn maintenance is performed according to client instructions and investor guidelines. During lawn maintenance, properties are also checked to assure that they are secure.

Winterization properly protects a property from freeze-up during cold weather. Freeze damage to pipes, fixtures, and other damages from water and ice can be easily preventable with the proper winterization techniques. Winterization seasons vary by states. In the state of North Carolina, winterization season is October 1st ​

At times, a winterization must be reversed, for example to perform sales inspections or home repairs, or if a broker requests it during mild weather to improve a home’s marketability. In these cases, utilities will be turned on and water restored to the plumbing system, and the entire system will be flushed of anti-freeze. When the cold weather returns, the property will be re-winterized. Contractors are instructed to maintain regular communications with listing agents through the process to assure that properties are not exposed to freezing risk.
